Welcome to Alcaidaria Vista. These Terms and Conditions govern the use of the website and the provision of local accommodation services. By making a reservation with us, the guest agrees to all the conditions described below.

2. Purpose
These Terms and Conditions define:
- The rules for using the accommodation
- The rights and duties of the guest
- The conditions for booking, canceling, and using the facilities
- The responsibilities of Alcaidaria Vista as a service provider
3. Reservations
- Reservations can be made directly through the website, direct contact, or oficial platforms.
- The reservation is only considered confirmed after sending a confirmation email or payment according to instructions and the successful collection of the deposit.
- The guest must provide true and complete information during the reservation process.
4. Payments
- Payment will be requested at the time of booking.
- We do not store complete credit card information.
5. Cancellations and No-Shows
- Cancellation policy: up to 14 days prior to arrival, no charge will be made; between 14 and 7 days prior to arrival, 50% of the total booking amount will be charged; after 7 days prior to arrival, 100% of the total booking amount will be charged.
- In case of no-show, the total amount of the stay will be charged, according to the specific conditions of the reservation.
- Refunds, when applicable, will be made using the same payment method used for the reservation.
6. Check-in e Check-out
- Check-in: 3:00 PM – 8:00 PM
- Check-out: 11:00 a.m.
- Late arrivals must be communicated in advance.
- Valid identification will be requested to comply with SEF legal requirements.
7. Rules of Use
- Smoking is prohibited inside the premises (except in outdoor areas).
- Parties or behavior that disturbs the neighborhood are not allowed.
- The number of guests cannot exceed the limit indicated in the reservation.
- Pets are welcome upon consultation and payment of a fee per night, with full responsibility on the part of the owners if they cause any damage or harm.
- Guests must keep the accommodation in good condition and report any damage immediately.
8. Guest Responsibility
- Guests are responsible for any damage caused to the premises, equipment, or furniture.
- AlcaidariàVista reserves the right to charge for repair or replacement costs.
- The loss of keys and remote controls may incur additional costs.
9. Property Responsibility
- AlcaidariàVista guarantees that the facilities are properly licensed and in safe condition.
- We are not responsible for loss, theft, or damage to guests' personal belongings.
- We are not responsible for temporary interruptions to services beyond our control (water, electricity, internet, etc.).
10. Cleaning
- The accommodation is delivered clean and in perfect condition for use.
- Guests must leave the accommodation in a reasonable state of use.
11. Safety
- It is prohibited to use high-risk electrical appliances not provided by the property.
12. Personal Data
The processing of personal data is detailed in the Privacy Policy, available on our website.
13. Modifications
Alcaidaria Vista may update these Terms and Conditions at any time. The updated version will always be available on the website.
14. Applicable Law and Dispute Resolution
- These Terms are governed by Portuguese law.
- Any dispute will be resolved in the Portuguese courts or through an alternative dispute resolution (ADR) entity, where applicable.
